Truly exclusive leads are extremely rare, but since most people start their search on Zillow, they should in theory at least have the freshest leads. Other lead gen services require people to click on an ad. Most people who click on ads have already been on Zillow. But yeah, I do agree that these companies are rent seeking and diluting the efforts of agents themselves generating leads. They are here to stay though so agents that figure out how to work with them instead of against them will do well.

Zillow has changed its program multiple times per year since it's inception. Today, the company is a broker and charging about $150K per zipcode be it 1, 2 or 6 agent shares. I would deam these leads very expensive. On lead purchase in general, we are paying lead gen services to create what amounts to white noise that dilutes our own efforts - paying services to hurt ourselves. (?)

Zillow sucks. I got leads of renters, non pre-approved buyer, and lastly buyers that were already working with Realtors. A total waste of money!!!

I heard that the Premier Agent program is coming to an end, and Zillow is working on rolling all users into the Zillow Flex program. Has anyone else heard anything about this? Is this true?

If you’re a Premier agent be careful when you get a call. They often have houses in the wrong zip code. Surprise, surprise they’re always cheaper houses than houses that are in your zip code when this does happen.

I don't think you'll like my response, but here goes: it depends. Everyone's business has different needs. Making a blanket recommendation for a product would be like making a blanket recommendation for houses regardless of the size of the family or their needs. Zillow Flex is a good option for people who don't have a lot of money to spend upfront on leads. You pay more for them, but do so without the upfront investment. If you've got the budget and are doing well on the traditional ZPA model, making a change doesn't seem to make sense. Best of luck to you! Chris
