Bloomingdale’s Outlet will plant a flag later this year at Ashkenazy Acquisition Corporation’s Beverly Connection retail center with a 20,000-square-foot lease.
The Macy’s Inc.-owned department store retailer will sit on the center’s ground floor, running alongside La Cienega Boulevard. Old Navy previously had the space. The shopping center owner declined to say when this year the new store will open.
Bloomingdale’s and Ashkenazy Acquisition were each represented in-house in the deal.
Ashkenazy COO Joe Press said in a statement the addition of Bloomingdale’s Outlet fits well with the center’s focus on an “in-demand niche in the retail market.”
The 340,000-square-foot center has carved a spot for itself at the busy intersection of La Cienega Boulevard and 3rd Street with a tenant roster that’s focused on off-price retailers. That includes Saks Off Fifth, Nordstrom Rack, J. Crew Factory, Marshall’s, Ross and TJ Maxx.
Beverly Connection is sandwiched between the strip of boutiques on Third Street and Taubman Company’s Beverly Center indoor shopping mall, which counts Macy’s, Zara and Bloomingdale’s as anchors. Other mall tenants include a mix of fast-fashion and luxury brands, including Balenciaga, Burberry, Louis Vuitton, Dolce & Gabbana, H&M and Mango.
While several department store retailers have struggled in more recent years to right-size their real estate footprints amid shrinking sales and shifting consumer tastes, the discount channel has offered a growth engine in certain instances.
That’s been the case for retailers such as Nordstrom, with its Nordstrom Rack discount banner. Rack has 21 stores set to open between this year and into Spring 2026, according to its most recent quarterly update from earlier this month. Those locations range in size from a 24,000-square-foot location in Florida’s The Avenue Viera center to a 31,000-square-foot store set for Pine Ridge Square, also in Florida.
