I just used #3 to win a house for my client but not the way you described it. We stipulated that the buyer would only pay that price if the seller agreed to not consider any other offers and that if they did, we would pull the offer and pay asking price with an escalation clause that would not go as high as the initial offer.

I can attest to the fact that I have used a few of these suggestions successfully, including using an escalation clause. The importance of developing a good/great relationship with the selling agent cannot be stressed enough. This can determine whether or not the transaction moves ahead as smoothly as possible, with both seller and buyer agents resolving issues together. The majority of the suggestions in this article are new to me and definitely things I will keep in mind going forward. Thank you for generously sharing these.
