Tip for sellers if long-time owners: inspect 1st. Well-worth the expense. Forewarned is forearmed! Then your Realtor can advise you on what to fix yourself, offer $ in repair credits, or not worry about. Get estimates even if not repairing yourself so you're prepared for credit requests. Too many deals founder on the shoals of inspection issues.

One of the biggest mistakes that first time home buyers make is viewing homes even before meeting with a mortgage lender, this lead towards putting you behind in case the home hits the market that you love, or you look at homes you can’t afford. Second mistake that homeowners make is buying more house then they can actually afford. Instead your focus must be over monthly payments that you can actually afford rather than fixating on the maximum loan amount you qualify for. Lastly, buying a new home is an extremely complex and tedious process, therefore never rush it as it can cost you later one. Therefore, it is recommended to find a reliable and trustworthy real estate agent who can guide you throughout the process.

Making any large purchases before close of escrow. Like furniture, a car,etc. It will appear on your credit report and there will be no closing!

I wouldn't work with a home buyer that wants to skip a home inspection....or that wants to bring in a friend or relative that is in the "trades". Too much at risk. Based on 26 years of experience and hundreds of past clients.
